Marin and San Francisco are both heating up as fall kicks in, but each in their own way. In Marin, the market feels lively again—median home prices climbed nearly 4% to about $1.54 million, homes sold faster at 28 days on market, and a third of listings still went over asking. Low inventory and friendlier mortgage rates kept buyers moving quickly, especially in areas like San Anselmo and Mill Valley, where demand remains strong. Across the bridge, San Francisco stayed fiercely competitive. The median single-family home price held steady at $1.5 million, and nearly 70% of homes sold above list, many by a wide margin. Sellers there averaged 113% of their asking price, proving that even with prices leveling, strong offers are still the norm. Condo activity is stirring back to life, too, with contracts up double digits as buyers re-enter the game. Both sides of the Bay are experiencing a shortage of listings and high demand, positioning us for a busy close to the year.
At Outpost, the 3rd quarter of 2025 was fairly typical, with things slowing down as they usually do in the summer. What was decidedly different was seeing the market engage robustly in mid-August when we typically have to wait until after Labor Day for the fall marketing to kick in. We sold it with multiple offers over the asking, achieving a record-breaking price per square foot for the neighborhood. We also had some great results on the buy side, tapping into our off-market networks to get our clients a first look at 105 Upper Road in Ross. We submitted a preemptive offer prior to their marketing and secured the sale with no competition. On the whole, this market is ripe for opportunities on both the buy and sell side when people are engaged and motivated by turn-key, well-designed homes.
