You can find locals on any day relaxing on the waterfront balcony at Sam’s Anchor Cafe or lounging on the grass near the Ferry to enjoy an unobstructed view of San Francisco. Corinthian island in Belvedere is reminiscent of Portofino, Italy with its vibrant homes and breathtaking waterfront architecture. One would be hard pressed to find a part of Tiburon or Belvedere without a waterfront view. Each facet of Tiburon and Belvedere offers its own small slice of Heaven. The aptly named Paradise Cay neighborhood, provides the ultimate vacation feel without ever leaving one’s own home. Neighbors often keep their sailboats within walking distance of their homes, at personal docks exclusive to the residents. With a house on the Belvedere lagoon, one could follow up their morning coffee with a quick dip straight off their back porch. As the water has no public access, parents can feel at ease while their children paddle board with the family dog or go for a swim. In the summer, the Bay is filled with children attending sailing camps and parents taking their luxury yachts for a leisure ride out of one of the two town Yacht Clubs. The Reed school district is one of the best in Marin and families that live in the area foster a strong sense of community through the school system which contributes to the close knit vibe of the town. Tiburon is the perfect place to raise a family. Many kids ride to school on the Tiburon bike path along the water with their friends, Tiburon residents are passionate about the area they live in, which shows through the exceptionally well maintained public parks and trails. On a Friday summer afternoon, parents gather at Friday Night’s on Main for live music and cocktails, while their kids get their faces painted after a slice of pizza at Waypoint. The rest of the weekend can be spent hiking Ring Mountain, or taking a ferry to Angel Island. Living in Tiburon and Belvedere, is to experience a lifestyle many can only dream of.

Real Estate Landscape
Like Sausalito, Tiburon and Belvedere are all about the water views or water access. Homes without a water view are significantly less desirable and typically trade for a lot less. There are several different residential developments in the Tiburon area most of which feed off of the main artery into town, Tiburon Boulevard. While some people prefer to live close to town, others appreciate being closer to the freeway for commuting and not getting trapped in traffic at school drop off and pick up times. All of these factors have an impact on the prices of real estate in Tiburon, where the average home sells for around $2,670,000 and an average price per square foot of approximately $1,120.  With its close proximity to the city, Tiburon, like Mill Valley, is one of the widely sought after locations for people who commute to the city for work. The typical buyers for Tiburon are usually affluent young families that want to have their kids in a great public school system and who appreciate the watersport lifestyle or want easy access to the water. If you don’t care about water views then you can probably find a good opportunity for a nice home at a fairly reasonable price given the highly desirable location and the esteemed reputation of the public schools.
